杭州市住房保障和房产管理局党组成员、副局长张震华发表重要讲话。面对2026年“十五五”开局之年,他提出要重点推进三方面工作:一是坚持服务为民,以品质提升行动和履约专项整治为抓手,全面提升物业服务水平;二是强化安全韧性社区建设,聚焦消防安装、设施设备、电动自行车充停及电梯安全;三是推进协同共治,推动项目负责人向镇街、社区报到,深度融入基层治理,持续化解物业领域矛盾纠纷。

数据显示,钉钉已成为物业行业数字化转型的核心平台,64家上市物业企业中有33家选择钉钉,占比超50%。在行业头部前十企业中,有5家正在使用钉钉,包括绿城物业、碧桂园服务、永升物业等领军企业。

在管理落地层面,钉钉将服务标准嵌入流程,通过AI自动质检,识别代填满意度等违规行为,并深度分析互动数据,洞察业主真实需求,支撑科学决策。同时,AI也在增值服务挖掘和成本管控中发挥作用,如识别商业机会、通过“数字员工”处理重复流程,显著提升人效。
以碧桂园为例,其借助钉钉AI表格仅用2天便构建出AI巡盘管理工具,实现从需求到发布的全流程闭环。巡区人员只需拍摄现场照片并简述问题,系统即可自动分类(如“四保一服”)、完善描述、指派责任人,大幅提升准确率与效率。
